Active-phase construction dust
With new sections of North River Ranch and Twin Rivers under grading or framing at almost any given time, fine sand and clay dust drifts across finished homes for months at a stretch.
Agricultural field dust
Parrish still borders working farmland along Old Tampa Road and further east, and dry-season tilling sends a fine soil dust toward the newer subdivisions on a westerly wind.
Manatee River upstream sediment humidity
Homes near Fox Creek and the river's upper reaches see a milder version of the humidity-driven algae risk found closer to the bay, without the accompanying salt.
Almost entirely new-construction architectural shingle and a growing share of concrete tile on North River Ranch's larger custom lots, all built within the last five to eight years. Roofs are uniformly clean-lined with good ground access, which keeps most jobs efficient despite the drive.
We inspect the inverter and any optimisers or microinverters for fault codes, error history and abnormal operating temperature, open and inspect the combiner box, and check DC and AC disconnects. Connectors are checked for corrosion and correct seating, and grounding and bonding are verified end to end.
Rail alignment, mid- and end-clamp torque, standoff and flashing condition, conduit supports and roof penetration sealant. Florida wind loading finds anything that was under-torqued at installation, and finding it during an inspection is dramatically cheaper than finding it after a storm.
Parrish sits outside Hillsborough County, so a $50–$100 travel fee applies depending on routing. Booking alongside a neighbour usually removes it.
